Who it is for

One thing we will always tell you first. New dwellings in the High bushfire hazard overlay are referred to the CFS, and the CFS sets the BAL as part of that referral, which you pay for. We can do a report as well, but you would be paying twice for the same thing. Building is expensive enough. If that is your situation, we will say so and point you to the CFS process.

What is a BAL rating?
A Bushfire Attack Level (BAL) is a measure of how much radiant heat and ember exposure a building could face in a bushfire, from BAL-LOW up to BAL-FZ (Flame Zone). It sets the construction standard for the building under AS 3959:2018: glazing, cladding, roofing, decking and subfloor. BAL ratings explained.
How is it worked out?
Three inputs: the type of vegetation around the site, the distance from that vegetation to the building, and the slope under the vegetation. We measure all three on site for each aspect of the building and run them through the AS 3959:2018 method. Different sides of the same house often get different ratings.
Do I need one?
If the property is in a High bushfire hazard area, or in a Medium area within 100 metres of one, a site-specific BAL is required for most building work. Who does it depends on the project. New dwellings in the High overlay go through a CFS referral and the CFS sets the BAL; we would rather you did not pay twice for that. Smaller additions and alterations, sheds, decks, building rules consent, insurance and pre-purchase checks need a private assessment. Do I need a BAL assessment?

What does it cost?
A fixed price, quoted upfront within one business day of your enquiry, based on the site and where it is. The quote is the price; there are no hidden costs and travel is included across mainland South Australia. Kangaroo Island jobs carry an extra fee for the ferry and travel time, which is stated in the quote.
